I recently had an estate sale listing that the beneficiaries wanted to sell quickly, off market, to avoid the winter carrying costs. This property is at a high price point for our market. Since it last sold in 2022 when bidding wars were common, I looked up the last listing agent and asked if he could tell me if any other agents in town had represented buyers who lost out on this property back in 2022.
He quickly gave me the list, mentioning how grateful he was for my help with something else a long time ago that I had forgotten about.
I called the list of agents. The cash closing happened 2.5 weeks later.
I used to be self-conscious about my personality. I wondered if it was right for sales. Was I too soft to do well in real estate?
Turns out that being nice and helpful to my competitors has benefits I had never considered. This post articulates that so well :)
Last week I closed on a big deal that my clients and I switched to from a trying to negotiate on a previous home whose agent clearly did not have a win-win attitude. My clients upped their budget to get a home where the builder and agent worked with us to meet our needs and guess what… the previous agent who was only out for himself, his luxury home is still sitting there. He had no inclination to work with our timing, etc… He would not budge one inch from his me, me, me attitude. And I had one of the top agents in my company say to just be a B%#ch… no thank you. I didn’t have to compromise my values and got a better deal for my clients. Sorry, not sorry! 😊🙌🏼
