The Housing Industry is Heating Up
Last week, I spent three days in Arizona listening to brokers talk about the steps they’re already taking to move forward in the post-settlement landscape - even though court approval won’t happen until the end of the year. Their attitude was: All the talk, talk, talk about losing the lawsuit has done nothing but wear us down. Any remaining discussion about details is mostly speculative, if not uninformed (everyone stopped reading the news weeks ago).
One broker declared she was, “done waiting for things to settle down. We’re selling homes, regardless of inventory, inflation or lawsuits!”
Now, that’s the attitude.
The post-settlement mindset

That time I took 9,634 steps in Bangkok
I was there to deliver a workshop on innovation. Early one morning, I got a text from a great friend (and client). Let’s meet for coffee and take a walk around Bangkok before the city wakes up. The morning light will be great she promised.
Oh, and it’s only 88-degrees right now!
Our conversation wandered all over the place, from changes in the industry to personal plans for the future. Near the end of our walk, we rounded this corner and just stopped, sweat pouring off our faces. The sun had risen and the skyscrapers and clouds and flowers just connected. It caught our attention, like a punctuation to our dialogue. I looked down at my smartwatch: we’d walked 9,634 steps —
And look what we’ve found!
Most of us are willing to make a plan. Some are willing to get started. We sometimes think the first step is the hardest. But it turns out that taking the second, third and 9000th step matters just as much.
When things heat up, we do our best work.
We have our best ideas.
We set our best sights.
It’s almost as easy as the proverbial walk in the park.
If you take the first step. Then the second. And keep going.

By the time we returned to the hotel, the morning commute was in full swing. People were threading the roads and sidewalks on their familiar routes to the same job they did last week, last month, last year. It’s Bangkok, so most were stuck at a light, blockaded at a corner, jammed at an intersection —
Waiting for someone or something to come fix the jam.
I looked down at my watch and said with surprise, “We’ve broken through 10,000 steps!” My friend replied, “Funny how we didn’t notice it, even in this heat.”
From Asia to Arizona
Last week, brokers talked about expanding market share. They shared stories about the strong mergers and acquisitions activity in the marketplace. Many shared how their salespeople were already using - quite adeptly - buyer agency agreements to do better business, not just more business. Multiple firms announced new investments in technology, training and marketing.
The post-settlement mindset was on full display. Under the blazing Arizona sun, the handshakes and hugs were happening. An energy - no longer about defeat, but determination - was in every eye.
On the last day of the event, my Uber driver asked me how the conference went.
“Things are definitely starting to heat up,” I said with a big smile.
